Stamp duty rates in England for people with only one property have not changed since December 2014. However, From April 2016, the Stamp Duty Land Tax (SDLT) payable on the purchase of any second home or Buy to Let properties was increased by 3%. There may be some exclusions to the increase but we recommend you speak to your solicitor or call us for further clarification.
Stamp duty rates are based on the banding and is a ‘graduated tax’ so a first time buyer would pay no stamp duty on the first £125,000 and then the relevant percentage based on the purchase price.
The calculation is the same for someone buying a second property but there is no 0% band. Please see the tables and example calculations below:
